Exclusive Territory in Roofing Marketing: Why It Matters
Ask a marketing company how many roofers it serves in your city. The answer tells you a lot about what you are buying.
The problem with unlimited clients
There are only so many homeowners who need a roof this month in your area. If one company runs ads for ten local roofers, those ten compete for the same people, on the same platforms, with similar ads.
Two things happen:
- Ad costs rise, because the accounts bid against each other.
- Requests are split, so each roofer gets fewer.
Three levels of exclusivity
Exclusive homeowner. Each homeowner goes to one roofer only. This is the minimum you should accept.
Limited territory. The provider caps how many roofers it serves in an area.
Sole territory. One roofer per area. Strongest for you, and usually priced higher.
How to define the area
"Dallas" is not a territory. Ask for something you can check:
- A list of ZIP codes
- Or a radius from your office
Make sure it matches where you really want jobs. A wide area with long drives hurts your reps' capacity.
Questions to ask
- How many roofing companies do you work with in my ZIP codes today?
- Is that limit written in the agreement?
- What happens to my area if I pause?
- Are homeowners ever sent to more than one company?
What exclusivity cannot do
It does not remove competition. The homeowner can still search Google and call anyone. It only means your own marketing partner is not working against you.
Why real limits create real urgency
When a provider truly caps an area, places run out. That is honest scarcity. Be careful with "only one spot left" claims you cannot verify. Ask how many are taken.
Questions roofers ask
Should I pay more for a sole territory?
If you can use the full volume, it can be worth it. If you cannot, a limited territory at a lower price may fit better.
Can I have exclusivity for part of the year?
Some providers allow seasonal pauses. Ask what happens to your place.
What is NorthLine's rule?
One homeowner goes to one roofer, and we work with at most 3 roofing companies per service area. See if your area is open.
